Yes, and often it is required. Most manufacturer warranties expect documented maintenance, and small problems cost far less when they are caught early. The majority of premature roof failures trace back to neglect, not to the roof itself.

Roof Systems
We work across the full range of commercial low-slope systems: thermoplastics (TPO, PVC, KEE), thermosets (EPDM), modified bitumen (APP and SBS), built-up roofing, and fluid-applied monolithic membranes (silicone, PMMA, and polyurethane). Selection is driven by the substrate, existing deck type, slope, drainage, thermal and wind-uplift requirements, and the manufacturer warranty in force, not a one-size-fits-all default.
Failures start where materials meet, so we target the details: parapet copings, pitch pockets, drains and scuppers, expansion joints, and wall terminations. Depending on the system we use manufacturer-approved flashings, target/field patches, pre-fabricated boots and pourable sealer pockets, or a fully bonded fluid-applied membrane shaped to every contour with no seams to fail, terminated and counter-flashed to spec.
We don't assume watertightness, we verify it. Depending on scope that can include infrared or capacitance moisture surveys to map wet insulation, flood testing on decks and plaza areas, electronic leak detection (ELD/vector mapping) on fluid-applied and low-slope assemblies, and a documented final inspection before we sign off.

Sometimes. Panels typically stay in place for 25 years or more, so the roof underneath needs at least that much life left. We evaluate the roof first, and in many cases the smartest move is to re-roof and install solar together, so both systems age on the same clock.
It can, and this is the risk most owners miss. Most solar failures are not electrical. They are penetrations through the membrane, and if a separate solar company makes them, your roofing warranty is on the line. When one certified contractor installs both, every penetration is flashed correctly and the warranty stays intact.

A coating that goes on wet and cures into one continuous, fully bonded membrane shaped to every detail of the surface. Because it is monolithic, there are no seams to fail. We select silicone, PMMA, or polyurethane based on the substrate and how the surface is used

As temperatures rise, roofing materials expand. As temperatures cool overnight, those same materials contract. While expansion and contraction are normal, repeated thermal movement can gradually affect the integrity of roofing components, particularly in vulnerable areas such as:

Daily heat expansion/contraction is a natural occurrence throughout the year, causing normal wear. However, during summer months the extreme heat changes causes accelerated wear on a roof that can easily develop larger issues if left unmaintained.
Roof Life Cycle
Most systems are designed for 20 to 30 years, but the maintenance decides whether they will get there. A managed roof routinely lasts five to ten years longer than a neglected one of the same system and age.
Install, maintain, repair, restore, replace. Each stage has a right level of spend, and the owners who get the most from their roofs match the spend to the stage instead of jumping straight from neglect to tear-off.
In the window when the roof is aging but still structurally sound, before moisture reaches the insulation. Catch it there, and a restoration renews the roof in place and defers replacement for years. Miss the window and the option is off the table.

Warranty & Compliance
The manufacturer warrants the materials. The contractor warrants the workmanship. Most leaks start in the workmanship, not the material, which is why the install matters more than the label. When a manufacturer-certified crew does the work, the two combine into a single system warranty covering materials and labor together, often with no dollar limit.
Most warranties do not expire. They get voided. Ponding water, coatings applied incorrectly, and undocumented or unauthorized repairs are the usual causes. The paperwork matters as much as the work: keep records of every inspection and repair.
A transferable warranty moves with the building, and it is frequently required for financing, leasing, and resale. It protects the asset, not just the roof, so confirm transferability before the roof goes on, not after the sale is in motion.
Coverage assumes the roof was built to code. ASTM material standards, FM wind ratings, IBC slope requirements, and ES-1 edge metal all factor in. We confirm compliance at design, so the coverage holds when you need it.
Common Issues/Damages

Water rarely travels straight down, so it often moves through insulation, structural components, and even HVAC systems, before becoming visible inside the building.

Another frequent issue is ponding water, which is standing water that remains on the roof for more than 48 hours, and over time ponding water can accelerate membrane deterioration.

Clogged drains are another major contributor. When drainage systems become blocked by debris, water has nowhere to go.
- Roofs can also develop membrane shrinkage as years of temperature changes cause roofing materials to expand and contract. This movement can pull seams apart and create openings for moisture intrusion.
Membrane blistering or cracking results from trapped moisture, air, or forms due to thermal stress affecting layers below. If it is moisture or air causing the blistering and cracking that typically indicates poor installation. However, thermal stress commonly accentuates the minor issues and continues to grow until it becomes a bigger problem.
Flashing is used to seal seams and transitions, so there are a lot of components underlying it that need to be perfectly in-line and because they are not one solid piece any sort of external stressors easily cause damage. For example, wind uplift is a strong external force that tends to add more pressure at corners due to wind speeds increasing as it turns and moves around edges. Not only does flashing have the most risk of damage, but it also faces the most extreme stressors because of the areas it protects. This makes them an important component to maintain closely.
